Where to stay in Phong Nha: the short version

Before you decide where to stay in Phong Nha, know this: Phong Nha town and Sơn Trạch are the same place. The commune was renamed Phong Nha town in 2020, and since 1 July 2025, when Quảng Bình province was merged into Quảng Trị, it's officially Phong Nha commune, Quảng Trị. Booking sites still show "Son Trach", "Phong Nha" and "Bo Trach", and all three lead here. Worth knowing before you spend an evening comparing "two villages". Places to stay come in three types. Hostels and homestays in town start at 120,000 VND (~$5) for a dorm bed and 240,000 VND (~$9) for a private room. Farmstays 2–8 km out, with a pool and rice-field views, run 950,000–1,700,000 VND (~$36–65). The lakeside eco-resort on Đồng Suôn starts at 830,000 VND (~$32). There's no proper five-star in town; for that you go to Dong Hoi, 45–50 km away.

6 areas to stay, and why

Half of getting Phong Nha right is picking the area, not the hotel. The area decides how long you spend on the road to the caves, how loud it is at night and whether you can find dinner after 9 pm. Here are six options, from the bar strip to Dong Hoi on the coast.

Phong Nha town centre

The main street runs down to the boat pier for Phong Nha Cave. Along it you'll find hostels, cafes with English menus, bike rentals and a dozen tour desks. Buses drop off in the centre, and there are Vietcombank and BIDV ATMs on the same street.

The upside is simple: you walk everywhere, you don't need a bike in the morning, and after three days of bánh xèo you can still find a burger. After a cave day, a beer at a bar costs about 30,000 VND (~$1).

The downside: the bars on the main street run late, it gets crowded February to April, and most of the village feel disappears. If you want quiet, look elsewhere.

Best for: solo backpackers, people who want a social scene, anyone without a bike, 1–2 night stays.

1–3 km out, along the Son River

Turn off the main street down any side road, and within a kilometer you're among homestays and small farmstays on the rice fields and the banks of the Sông Son. With a bike, town is five minutes away.

This is where couples, photographers and families with older kids stay. Karst views, morning mist on the river, and free bikes and kayaks at many homestays. It smells of grass and paddies rather than grilled meat.

The weak spot: after 9 pm there's nowhere to eat out here. Homestay kitchens close around 8:30–9 pm, sometimes earlier. Either ride into town or sort dinner with your host in advance.

Best for: couples and families on 3–5 night stays, anyone who needs quiet, photographers.

Cù Lạc village

One to three kilometers from the centre, across the river. You can see it from town: cross the bridge and follow the lanes between the houses. Family homestays in gardens, chickens and mango trees in the yard, dinner from what they grow. Nguyen Shack Retreat sits here by a lake.

It isn't luxury and it isn't design. It's the rural Vietnam a lot of people come to Phong Nha for, rather than Nha Trang. The trade-off: you walk over the bridge or ride. Wi-Fi is slower than in town, and not every room has air conditioning.

Best for: anyone after village life for 2–3 nights, older backpackers.

Bong Lai valley

3–10 km east of the centre, towards Dong Hoi. Rice fields out to the karst, Bomb Crater Bar, the Pub With Cold Beer (a bar whose name became a landmark), and no chain hotels. Phong Nha Farmstay and Phong Nha Lake House on Đồng Suôn lake are out here too.

The appeal is space and quiet. If you've got a scooter and want to spend a day looping the valley with stops at bars in the paddies, staying here makes sense.

The catch: the Phong Nha Cave pier is 15–20 minutes by bike, and Paradise Cave is 40 minutes or more, because it's in the opposite direction. Riding back into town for dinner in the rain is an adventure.

Best for: people who want real seclusion, cyclists, karst landscape photographers.

Chay Lap, on the way to Paradise Cave

6–7 km west of the centre, along the western branch of the Ho Chi Minh Highway towards Dark Cave and Paradise Cave. The main address is Chay Lap Farmstay, run by Oxalis: the Chày River, a pool, a herbal sauna, kayaks and paddleboards.

If Paradise Cave, Dark Cave and treks in the western part of the park are your priority (every option is in the Phong Nha caves guide), you save 15–20 minutes each morning. The bar scene in town isn't why you're here.

It cuts both ways: the Phong Nha Cave pier and the town bars are 10–15 minutes away. You'll eat most meals at the property; there's nothing like the choice in town.

Best for: couples and families on 3–5 nights focused on Paradise and Dark caves, anyone who wants a resort feel.

Dong Hoi, for transit

45–50 km from Phong Nha town. A coastal city with the airport, the train station and Nhật Lệ beach. This is where the proper four- and five-stars are: Muong Thanh Holiday, Sun Spa Resort, Meliá Vinpearl Quang Binh.

It makes sense for one night before or after Phong Nha if you land late or fly out at dawn. If you're here 3–5 days for the caves, Dong Hoi is a bad base. An hour each way every day is two hours no hotel is worth.

Best for: transit, and beach people who treat the caves as a day trip.

Farmstays and boutique hotels, for a slower trip

One of Vietnam's first farmstays opened here. In 2010 Australian Ben Mitchell and his wife Le Thi Bich, who grew up locally, opened Phong Nha Farmstay on the rice fields 8 km east of town. The idea was simple: rooms facing the fields, home cooking and no big-hotel feel. The format has spread across Vietnam since, but in Phong Nha it's still what the mid-range and upper end look like.

The case for a farmstay is simple. You're in Phong Nha for at least three nights. You want a pool, good food, a bike to hand and quiet when you get back from a cave. A standard hotel doesn't give you that: no pool, nowhere to walk, and you have to go out to find dinner.

Phong Nha Farmstay

The farmstay where tourism in Phong Nha started. Rooms face the rice fields, there's a pool in the yard and a bar in the evenings. Breakfast is continental, and the coffee is decent, which around here isn't guaranteed.

It's 8 km east of the centre, in Cự Nẫm village. About 35 minutes each way by bicycle, around 15 by scooter. The main drawback: both the Phong Nha Cave pier and, even more so, Paradise Cave mean riding back through town.

2026 price: from 1,200,000 VND (~$46) for a standard room, from 1,600,000 VND (~$61) for a superior with a field view. Add about 30% in February to April.

Pros: owners who were there at the start of tourism in Phong Nha, good food, the views, help with tours and transport.

Cons: a long way from the Phong Nha Cave pier and further still from Paradise, breakfast can get repetitive, book two months ahead in high season.

Chay Lap Farmstay

It sits 6–7 km west of town at the edge of the national park, on the Sông Chày. Since 2016 it's been run by a company in the Oxalis group, and Son Doong expedition members sleep here after climbing out of the cave. There's a pool, a restaurant, a herbal sauna, free bikes, kayaks and paddleboards, all on 1.8 hectares of forest.

The point of staying here is being close to Dark Cave and Paradise Cave. Dark Cave is 5–10 minutes by scooter and Paradise about 25. The Phong Nha Cave pier is 10–15 minutes back the other way.

2026 price: from 950,000 VND (~$36) for a standard room, from 1,400,000 VND (~$53) for a river-view villa. Book together with an Oxalis tour and there's a special rate of 1,100,000 VND (~$42) for a room for two.

Pros: forest and river all around, kayaks, well-run, Oxalis tours on the spot.

Cons: it's isolated, so you mostly eat in, and the road gets slippery in the rain.

Victory Road Villas

A boutique hotel on the bank of the Son River, about 1.5 km from the town centre. Crafted interiors, an infinity pool and a garden.

It draws international tour groups and couples who want boutique comfort rather than rustic charm. The kitchen is stronger than at the average farmstay, and the service is closer to a four-star hotel.

2026 price: from 1,070,000 VND (~$41) for a deluxe room, from 1,700,000 VND (~$65) for a villa.

Pros: the river view, quiet but close to town, consistent quality.

Cons: the bars in town are a 15–20 minute walk, there's no farm feel, and high season needs booking 1–2 months ahead.

Phong Nha Lake House Resort

About 7 km east of town towards Dong Hoi, on the shore of Đồng Suôn lake, next door to Phong Nha Farmstay. The Phong Nha Cave pier is 10 minutes by car, Paradise Cave about 30. The bungalows sit right on the water, each with a terrace and loungers. There's a boat at the jetty, and kayaks are included.

It's more lakeside romance than farmstay. It suits couples, honeymooners and anyone stopping in Phong Nha for two or three quiet days between Hue and Hanoi without a heavy program.

Pros: the lake, free kayaks, quiet, a good Western-and-Vietnamese restaurant.

Cons: a long way from town and further still from Paradise Cave (you'll need a bike or taxi), weaker Wi-Fi by the water, and in low season it can feel empty.

Nguyen Shack Retreat

A rustic farmstay on a working farm by a lake in Cù Lạc, about 2.5 km from the centre. Thatched bungalows, fishing off the jetty, evening barbecues with duck, chicken and fish from the farm.

It's the kind of place where breakfast eggs were laid that morning. The hosts help arrange cave tours and serve family-style dinners. It's reliably quiet: there are no neighbours through the wall.

Pros: real village atmosphere, food from the farm, great barbecue, friendly staff.

Cons: you need a bike to get anywhere, simple interiors, and the grounds get muddy in the rain.

Easy Tiger, a Phong Nha institution

People who aren't staying at Easy Tiger still end up there. Guests from nearby homestays drop in for the free info session to find out which caves are open, what things cost, and which tours to do yourself or book through the hostel.

Easy Tiger is one of the oldest backpacker hostels in town. In April 2017 a second one opened nearby, Shambalaa, about 200 m from the Original. So the brand now has two hostels sharing one set of facilities.

Easy Tiger Original

On the main street, a few minutes' walk from the Phong Nha Cave pier. A courtyard with a pool and bar, a hammock house, table tennis, pool table, a small gym, and live music some evenings. The kitchen does burgers, pizza, Western breakfasts and decent Vietnamese food.

Six-bed dorms start at 120,000 VND (~$5). Four-bed air-conditioned dorms are 180,000–200,000 VND (~$7–8). A private room with bathroom is 430,000–550,000 VND (~$16–21). Breakfast is extra, 80,000–150,000 VND (~$3–6).

The info session is about an hour of free advice for new arrivals; ask at reception for the time. Staff run through what's open, which tours go to Tu Lan, Hang En and Son Doong, and what you can do on your own. In the evening there's the bar, and by 10 pm you've met everyone who arrived that day.

Easy Tiger Shambalaa

The sister hostel, about 200 m from the Original, opened in 2017. Dorms are cheaper, from 70,000 VND (~$3), and there's a garden and free bikes. Shambalaa guests get free use of everything at the Original: pool, hammocks, table tennis, the small gym. It's quieter because the bar is at the Original.

So: for the social scene, pick Original. For a cheap dorm and proper sleep, pick Shambalaa. Either way you walk to the Original for the session and the pool, three minutes away.

Original vs. Shambalaa

The downsides of Easy Tiger

It's loud. The bar runs to 11 pm, sometimes midnight, especially on Fridays and Saturdays. If your dorm is by the pool, forget sleep before 11:30. Ask for a room in the back building.

Air con in the six-bed dorms struggles. June to August it's 30 °C up by the ceiling, and the fan doesn't always cut it. If you don't cope with heat, get a private room.

The pool gets cloudy at peak times. It's cleaned overnight, but at 4 pm after a cave you may not fancy it. The alternative is a swim in the Son River or a tour with a natural pool.

Breakfast isn't included. On a cheap dorm bed that adds up: 100,000 VND a day is 700,000 VND (~$27) a week.

When Easy Tiger is right, and when it isn't

Homestays and hostels for $3–25

The line between homestay and hostel in Phong Nha is blurry. A homestay is usually family-run with up to ten rooms, and the owner helps with tours. A hostel is bigger, with dorms, a common room and a bar. Both range from 70,000 to 600,000 VND (~$3–23).

The budget end is competitive, with dozens of places within a couple of kilometers. Rather than guessing, check three things: distance from the centre, what reviews say about noise, and whether there's a pool.

Little Rock Homestay

2 km from the centre, on the Son River. Bungalows with decks over the water. Bikes and kayaks are included, so you can paddle between the karsts. There's even a sauna and a fireplace, which is rare around here.

2026 price: from 600,000 VND (~$23) for a standard room, from 850,000 VND (~$32) for a bungalow with a view.

Pros: views, quiet, free bikes and kayaks, professional hosts.

Cons: you'll need the bike to get to town, and it's best to order dinner in advance.

TuTu's Homestay

A family homestay with a pool and mountain views. The owners help with bus tickets and pick-ups and will cook a home dinner if you ask.

2026 price: from 240,000 VND (~$9) for a fan room, from 350,000 VND (~$13) with air con.

Pros: warm, cheap, they help with everything.

Cons: basic rooms, slower Wi-Fi than the hostels, dinner isn't always on.

Phong Nha Friendly Home

About a kilometer from the centre, towards the river. Family atmosphere, cheap, with a terrace.

2026 price: from 210,000 VND (~$8) for a private fan room, from 350,000 VND (~$13) with air con.

Jungle Boss Homestay

Owned by the tour operator Jungle Boss, 1.5–2 km from the centre. They set up the company's tours on site. Clean rooms, a pool with a mountain view, free bikes.

2026 price: from 290,000 VND (~$11) for a private room, from 600,000 VND (~$23) for a deluxe with a view.

Tropical Valley Homestay

2.3 km from the centre, in a valley between karst peaks. The family takes guests on tours and cooks dinner. The pool is small but it's there. Good for couples who want calm and contact with local people.

2026 price: from 470,000 VND (~$18) for a standard room.

An An Homestay Bungalow

About 2 km from the centre, among the rice fields. Garden bungalows and an infinity pool looking straight onto a paddy. Yoga under the trees in the morning, a family dinner at one long table in the evening.

2026 price: from 520,000 VND (~$20) for a garden bungalow, from 750,000 VND (~$29) for one facing the pool.

Pros: the infinity pool, family dinners, quiet.

Cons: you'll cycle to town (bikes are free), and it's hard to book in high season.

Heritage by Night

A 3-star in the town centre, a short walk from where the buses stop. Pool, bar, restaurant, breakfast included, and dorms as well as rooms. For people who want a normal hotel with a front desk and air con. Reviews are mixed: 3.5 out of 5 on TripAdvisor, with complaints about worn rooms.

Phong Nha Mountain House

1 km from the centre, towards the hills. A newer family homestay: a traditional wooden house on stilts, run by a brother and sister.

Budget top 10 at a glance

Dong Hoi: should you stay there?

Dong Hoi is the administrative centre of the merged Quảng Trị province (until July 2025 it was the capital of Quảng Bình), 45–50 km from Phong Nha. Airport, train station, a seafront on Nhật Lệ beach, and proper four- and five-star hotels. Staying there makes sense in two cases.

First, a late arrival or an early departure. If you land at 11:30 pm there's no point driving to Phong Nha in the dark. Sleep near the airport and go in the morning, about an hour. Same with a 6 am flight.

Second, you want a beach with your caves. Nhật Lệ is calm, sandy and uncrowded. If you're spending 5–7 days in Dong Hoi with one cave day trip at a time, it works.

But if you're here for 3–5 days of "Phong Nha Cave + Paradise + Dark + Son Doong or Hang En", Dong Hoi costs you two hours on the road every day and turns logistics into a headache. Stay at a farmstay or homestay around Phong Nha instead.

Top 3 in Dong Hoi

Muong Thanh Holiday Quang Binh: a 4-star chain hotel on the seafront. Near the beach, pool, decent breakfast. From 950,000 VND (~$36) for a standard room.

Sun Spa Resort Quang Binh: a big 5-star resort with two pools, a spa and tennis courts. Good with kids. From 1,430,000 VND (~$54) for a garden-view room.

Meliá Vinpearl Quang Binh: 5 stars and an international brand, with everything that comes with it. From 1,900,000 VND (~$72). Pool, beach, restaurants, spa.

If you do pick Dong Hoi, go for Meliá or Sun Spa. Muong Thanh is fine for a transit night.

What a night in Phong Nha costs in 2026

Five nights in a good $23 homestay is about $115 for the room. At a $46 farmstay, about $230.

Seasonal surcharges

High season is February, March and April: dry, cooler, all caves open. Prices rise 20–40%; book 6–8 weeks ahead.

Holidays are Tết (Lunar New Year, late January to mid-February), 30 April–1 May and 2 September. Surcharges can reach 50–80%, and places fill 2–3 months out. The boutique farmstays are usually full over Tết.

Low season is September, October and November: rain, floods, and some hotels and homestays close or run a reduced service. Places that stay open are 20–30% cheaper. You can book a day ahead, but there's no guarantee a place won't close for safety.

For comparison

In nearby Hue a 4-star with a pool starts at about $35 (see our guide to Hue hotels); in Hoi An it's about $50 (Hoi An hotels). Phong Nha is cheaper than both at the boutique level. The top end is thinner, though: there are no international chains in town.

Getting to your hotel

Sleeper buses from Hue drop you in the centre of town; for operators and timetables see our Hue transport guide. From Hanoi the better option is the Reunification Express night train to Dong Hoi (around 600,000 VND, ~$23), then a local bus or taxi.

How to choose a hotel in Phong Nha: 6 questions

There's no single best hotel, only the best one for your trip. Answer these six before you book.

1. How many nights?

1–2 nights: stay central and don't waste time on the road. Easy Tiger, Shambalaa, Heritage by Night.

3–5 nights: a homestay 1–3 km out, or a farmstay further away. Views, quiet, room to rest between trips. Phong Nha Farmstay, Little Rock, Chay Lap.

A week or more: as above, but look hard at Chay Lap or Phong Nha Lake House. They give you more space to unwind.

2. Party or peace?

Party: Easy Tiger Original. Everyone in Phong Nha solo and aged 25–35 ends up there in the evening. Beyond that, Bomb Crater Bar and the Pub With Cold Beer, both in Bong Lai valley 3–6 km east (bars, not hotels).

Peace: Phong Nha Farmstay, Little Rock, Tropical Valley, Phong Nha Lake House. For couples, especially the last two.

3. Do you have wheels?

A scooter for 3+ days: you can stay 5–10 km out. Chay Lap, Bong Lai. Bonus: loops through the valleys and long evening rides.

A bicycle: stick to 1–3 km. Little Rock, An An, Tropical Valley, Nguyen Shack. Phong Nha Farmstay at 8 km is already a stretch, especially in rain.

No transport at all: the centre only. Easy Tiger, Shambalaa, Heritage by Night.

5. Which caves matter most?

Phong Nha Cave (by boat): the town centre. The pier is a five-minute walk from any central hotel.

Paradise Cave and Dark Cave: Chay Lap Farmstay, which sits on the road to both. Phong Nha Farmstay and Lake House are in the opposite direction. Tickets and timing for Paradise are in the Paradise Cave guide.

Son Doong: your first night in Phong Nha and the night after the cave are already in the tour. Hang En and Tu Lan: Oxalis picks up from hotels in town, so anywhere central works.

Your own scooter itinerary: a farmstay 2–8 km out is the best compromise.

6. Coming in the rainy season (September to November)?

Some hotels and homestays close or run a reduced service in October and November; dates vary, so check with each one. Central hostels and hotels usually stay open. If you're coming off-season, only book places that confirm they're open, and accept the risk that caves may close for floods. Common mistakes

• Booking off an Instagram photo. That sunset infinity pool may belong to the place next door. Look at the most recent 50 guest photos on TripAdvisor and Booking.
• A night in Dong Hoi just because of your arrival time. Unless you land in the middle of the night, a homestay pick-up straight to Phong Nha beats a chain hotel in Dong Hoi and an hour's drive the next morning.
• Renting a scooter with no experience in the rain. The lanes in Bong Lai and Cù Lạc get slick when wet, and beginners crash. In the rain, take a taxi or pick a farmstay that does transfers.
• Double-booking around Son Doong. Oxalis already includes your first night in Phong Nha (Commander Lodge) and the night after the cave (Chay Lap Farmstay). Only book what falls outside the program. What the tour covers is in the Son Doong guide.

When and where to book

High season (February to April): the top farmstays and boutique hotels (Phong Nha Farmstay, Chay Lap, Victory Road) sell out 6–8 weeks ahead. Easy Tiger Original fills up at weekends too. Good homestays (Little Rock, An An) need 2–3 weeks.

Low season (December, January, May): a week ahead is fine.

Tết, 30 April, 2 September: 2–3 months ahead.

Where to book

Booking.com: the widest choice and a handy map search. Mid-range prices, sometimes free cancellation.

Agoda: often 5–15% cheaper than Booking for Asian destinations.

Hostelworld: for hostels and dorms. Easy Tiger and Phong Nha Friendly Home are usually cheaper here.

Direct (website, email, WhatsApp): farmstays often add a perk like a pick-up or a tour discount. Chay Lap has a special rate of 1,100,000 VND (~$42) for two when you book with an Oxalis tour.

Airbnb barely works in Phong Nha: a handful of listings, no better than Booking, few reviews.

Foreign cards work fine on the booking platforms and at the bigger properties. Carry cash for small homestays and for paying extras on the spot.
