Amiana Resort Nha Trang — a full review of the headland resort

It also buys a neighbour. A 43.81-hectare construction site presses against the resort from the north, and guests hear it from the beach. Nobody selling this hotel mentions that, so this review starts with the geography and works through to the bill.

The resort at a glance

For scale: the Marriott on Hon Tre island runs 829 keys, Vinpearl Resort Nha Trang 476. At 248, Amiana is a small property by local five-star standards, and that is most of its appeal.

What the place actually is — a headland between two bays

Not an island, and not Cam Ranh. The resort occupies a narrow spit of land on the northern rim of Nha Trang Bay, the point where the bay gives way to Ninh Van Bay. One side looks back at the city and its islands, the other at empty coast.

Confusion about this is persistent enough to show up in search data: people look for "Amiana Cam Ranh". The Cam Ranh resorts sit 45 km in the opposite direction, south of the airport. Amiana is north of the city. Different holiday, different logistics.

Buildings are low. Two-storey villas scattered across a green slope instead of towers, which is where the privacy everybody praises comes from. You do not see or hear your neighbours.

Key counts deserve a note here, because sources disagree. The official site says 248 rooms and villas. Several listing sites still print "113 villas", a figure from the opening year that nobody updated after the property expanded — that number is still on level.travel and travelask. One Western directory, myboutiquehotel, says 255. Trust the official site, and treat the discrepancy as a warning: a listing that is years out of date on something this basic is not reliable on anything else.

The address changed too, without the hotel moving. Older listings place it in Vinh Hoa ward, Nha Trang city; the official site now says Bắc Nha Trang Ward, Khánh Hòaprovince. That is the 2025 administrative reform, which abolished districts and merged wards. Use the hotel's own version when you fill in visa or insurance forms.

Harsh, and fair. Amiana sells an image, and the image is genuinely strong. The only question is what you are willing to pay for it.

Getting there

Cam Ranh airport to the resort is about 45 km and 50–60 minutes. A taxi runs 500,000–700,000 VND ($19–27); the hotel operates its own transfers in vehicles from 4 to 45 seats.

Here is the part the listings skip. Cam Ranh airport lies south of Nha Trang and Amiana lies north of it, so the transfer crosses the entire city. That costs you 15–20 minutes more than any hotel on Tran Phu, and roughly double the time of the Cam Ranh resorts sitting minutes from the terminal.

That shuttle is free but goes twice a day, and seats are booked at reception. Reviews from 2019 mention three departures; guests in 2026 report two, so confirm on your first day. Either you live by the hotel timetable or you budget $10–16 a day for Grab.

One genuine upside of being up here: the Po Nagar Cham towers and the Hon Chong promontory are closer than they are from the centre, and you reach them without crossing town. Grab works reliably in both directions — what to see around the bay is a separate conversation, but the northern sights come cheap from here.

Room, villa or pool villa

The ladder runs from a $135 Deluxe room to a three-bedroom pool villa of 450 sqm. That is three different holidays on one property, not just three price points.

Deluxe rooms

55–100 sqm, garden, ocean or mountain aspect, balcony or terrace throughout. One sub-category comes with a separate themed children's room. This is the sensible entry point for a couple on five to seven nights: close to the restaurant and the main pools, no premium paid for floor area you will not use.

Villas without a pool

One detail carries these categories: the outdoor bathroom, a granite tub under open sky with planting around it. Vietnam Coracle singles it out, and it comes up in guest reviews more often than anything else about the interiors.

Pool villas and family layouts

Pool Villa 1-Bedroom Ocean, Pool Villa 3-Bedroom Ocean and the Signature Pool Villa run up to 450 sqm with a private pool. Family Rooms and two-bedroom Family Suites sit between the rooms and the villas, in garden or ocean aspect.

Square metres for several of these are not published anywhere. We are not going to invent them — if floor area matters to you, ask in writing before you pay.

Four questions to email before you book

1. Which way does the room face. The most important question on this page; the reason is two sections down.
2. Is breakfast included in this specific rate.
3. How far is the villa from the beach and the restaurant.
4. What is the deposit and in what form is it taken.

Ask by email, not by phone. Correspondence is the only thing you can point to at the front desk.

The lagoon, the seawater pool and the day pass

The beach is a crescent of white sand about 400 m long, sheltered by breakwaters. Almost no surf, a gentle entry, small fish near the shoreline. Access is limited to guests and day-pass holders.

The headline feature is not the beach, though. It is the 2,500 sqm seawater pool— filled with natural seawater, and the only one of its kind in Nha Trang. Next to it sits the 700 sqm Lagoon freshwater infinity pool and a third, smaller pool. That pairing of a saltwater pool with a surf-free cove is what holds the property's rating up.

An honest caveat: the sand crescent covers only the eastern tip of the headland. Most of the resort's waterfront is a promenade rather than a beach, which disappoints some arrivals. Seasonality is real too — after a typhoon in November 2025 the shoreline collected seaweed and plastic, and staff cleared it continuously.

The rest of the grounds:

• Turtle Kid's Club with complimentary activities, a children's pool and a slide.
• Floodlit tennis courts, mini golf, beach volleyball, table tennis, billiards.
• Gym, yoga and group classes.
• Diving, sauna, jacuzzi and massage, all charged separately.

Pools close at 19:00. In the tropics that is early, and reviews say so: the best hour by the water arrives just as the loungers are being stacked. Late-2025 guests also reported the pools running too warm to be refreshing in the afternoon.

A day here without a room — $23

Amiana sells a day pass, which is unusual for a property at this level.

Two situations make it worth doing. You are staying in town and want one calm day on the water, which the city beaches of Nha Trang cannot give you. Or you are unsure the property justifies $135 a night and want to see it before committing.

Food: one restaurant and eight kilometres to the alternative

There are six food and drink outlets, but only one proper restaurant: Bacaro. The rest are Lobby Bar, Pool Bar, the Ocean Room for dinners and events, Coffee Corner and the Wooden Deck over the water.

Bacaro runs all day on seafood, Vietnamese and international dishes. Its terrace opens onto the water and becomes the centre of gravity after sunset.

Breakfast is a buffet, included in the rate, served until 10:30. Asian and Western lines, an egg station, a noodle station, coffee made to order. This is the part of the property praised almost unanimously, in English and Russian reviews alike.

Lunch and dinner divide opinion. One TripAdvisor guest calls the food "exceptional but quite expensive"; another says the choice is wide but "none of them taste good, and it's also very expensive". Both camps agree on the price. Late-2025 reviews also carry isolated reports of stomach trouble after the buffet.

Location is the structural problem. There is nowhere to eat off the property; the nearest cafés are 8–10 km away in town. Either you dine in every night, or you organise around the shuttle, or you pay for Grab. Where to eat in Nha Trang puts the difference in perspective: a full seafood dinner for two in town costs about what one main course costs at Bacaro.

The mud bath, priced out

Amiana is the only resort in Nha Trang with mud baths on its own grounds. The spa covers 1,240 sqm, and seven of its mud rooms open directly onto the ocean.

Changing rooms and saunas are separated by gender and the waiting area looks into the garden. Guests describe the treatment itself as "an amazing thick warm bath of silky mud", and one review frames the full programme as four hours you do not want to end.

Now the arithmetic. A 30-minute mud bath at Amiana runs about 900,000 VND (~$34) — a figure from guest reviews, since the hotel does not publish a spa menu online. The same treatment in town costs something else entirely.

A premium of 1.4× to 3.6×, with both public alternatives twelve minutes away by Grab.

One guest put the trade-off precisely: unlike the crowded public mud baths in town, Amiana gives you a private room with an ocean view, "pricier but infinitely more relaxing". That is an accurate description of what you are buying — privacy and a view, not better mud. If the treatment is the point rather than the setting, the mud baths and spas of Nha Trang cover the same ground for a third of the price.

Rates in autumn 2026 and what the price covers

A night at Amiana starts at $135 in the base category and averages around $269 across metasearch. Prices checked on 6 September 2026.

Two traps live in that table.

The second is the "from $13 a night" that metasearch sometimes displays for this property. That is a storefront artefact, not a rate. The real entry price is $135.

Included:buffet breakfast (rate-dependent), Wi-Fi, loungers, umbrellas and towels at the beach and pools, the town shuttle, Turtle Kid's Club, gym and group classes.

Not included: airport transfer, lunch and dinner, spa and mud treatments, alcohol, diving, babysitting. There is no all-inclusive option here, and paid cocktails surprise people often enough to show up in reviews.

The deposit at check-in is around $50 per room per night — pre-authorised on a card, which is painless with any international Visa or Mastercard. For a week that is roughly $350 held, so leave headroom on the card you present.

The golden-cage maths

Reviewers keep reaching for the same phrase about this place: it nails the tropical-paradise look but feels a little like a golden cage. That is not a complaint about the resort. It is a description of what eight kilometres does to a holiday, and it is worth costing before you book rather than after.

What the isolation adds to a daily budget

A couple staying a week who wants town most evenings adds something in the region of $70–110 in transport alone. That is most of a night's rate. It does not make the resort a bad choice — it makes the choice a different one than the room price suggests.

Where the premium does pay

• The seawater pool and the sheltered lagoon have no equivalent in Nha Trang, at any price.
• The privacy is real: low-rise villas, no towers, no crowds on the sand.
• Breakfast is genuinely good, and it is the one meal you cannot avoid buying anyway.
• Po Nagar and Hon Chong are closer from here than from the tourist strip.

Practicalities for a foreign passport

• Visa. UK, most EU, Japanese and South Korean passports get 45 days visa-free through 2028. US, Canadian, Australian, New Zealand and Irish passports need the 90-day e-visa: $25 single entry, $50 multiple, about three working days, applied for at evisa.gov.vn only. Cam Ranh (CXR) is an approved e-visa port of entry.
• Cards. International Visa, Mastercard and Amex work at the resort, at the airport and in most Nha Trang restaurants. Outside the tourist strip Vietnam still runs on cash.
• ATMs. Withdrawal caps sit at 3–5 million VND (~$115–190) per transaction, with a fee near 50,000 VND (~$1.90) on foreign cards. Draw cash in town, not at the resort.
• eSIM. Buy before departure or at CXR arrivals. Viettel and Vinaphone both cover this stretch of Phạm Văn Đồng.
• Apps. Grab for taxis both directions, Zalo for messaging local businesses, an offline Vietnamese pack in Google Translate.

The honest downsides

Scores here are high and internally inconsistent, which is the interesting part. Booking gives the property 9.3 out of 10 overall, but location scores 8.9 and value for money 8.8 — its two weakest lines.

What guests criticise:

• The Vega City construction site.A 43.81-hectare development runs up to the resort's northern boundary: 168 shophouses, Gran Meliá villas, the Gran Meliá Nha Trang and Meliá Aurea hotels, a shopping plaza. Guests in June 2026 described work from morning to evening with about another year to run; November 2025 reviews report the noise carrying to the beach and into some villas. There are accounts of arrivals being offered rooms facing the site. Specify a south- or east-facing room by email and insist it appears on your confirmation.
• Value for money. Massage and food on site cost noticeably more than in town, which is exactly what drags that 8.8 down.
• Location. Eight to ten kilometres out, shuttle twice a day. Quiet for some, confining for others.
• Pop music in every public space.Vietnam Coracle compared it to a twelve-year-old's birthday party.
• The sea is seasonal. After the November 2025 typhoon the shoreline collected seaweed and plastic.
• Pools close at 19:00, and run warm in the afternoon heat.
• Ageing rooms in parts of the stock. The property opened in 2013, and reviews mention dust, tired pillows and uneven upkeep between villas.

None of this ruins a stay. But the construction is the one item you settle before paying, not at the front desk.

Alternatives worth comparing

Amiana wins one scenario cleanly: you want a sheltered cove, privacy and a spa, and you are content to see the city every second or third day. No island resort gives you that — it has its own logistics and its own crowds — and no city hotel gives you a bay without surf.
