Scams to avoid
Nha Trang's rental market, like any tourist city, attracts a few bad-faith landlords. This section is your insurance.
Common schemes
1. Fake listings (bait-and-switch).Pretty photos, low price. When you get in touch: "that one just went, but I have another, a bit more expensive." The first flat never existed.
2. The disappearing deposit.On move-out the landlord "finds" scratches, stains and faults, and keeps the whole deposit. Especially common when there was no handover record.
3. Inflated electricity tariffs. The state rate is ~4,000 ₫/kWh. Some charge 5,000–6,000. That's $20–40 a month.
4. Prepayment with no contract.They ask you to transfer money "to hold the place" — with no paperwork. After the transfer, silence.
