Selectum Noa Resort Cam Ranh — an all-inclusive review of the Bai Dai strip

Vietnam has no all-inclusive tradition of its own, so the label means whatever each property decides it means. At Selectum Noa it means two buffets, local drinks and a free water park. Three of the seven restaurants sit outside it, and that is the part worth reading the small print for.

The resort at a glance

Five hundred and six keys across 14.7 hectares works out at roughly 290 square metres of grounds per room. The neighbouring Mövenpick has 440. That gap of one and a half times explains both the breakfast queues in high season and the guest reports of one restaurant open out of five on a busy weekend.

All-inclusive in a country that does not do all-inclusive

Vietnam runs on room-only and bed-and-breakfast. TripAdvisor's own all-inclusive list for the Nha Trang area returns five properties in total, and almost all of them sit on this one stretch of sand in Cam Ranh. The format did not grow here; it was imported by Turkish and Russian operators building for charter programmes.

Selectum is one of those imports. The brand runs Selectum Luxury Resort and Selectum Noa in Belek on the Turkish coast, and Cam Ranh was its first property outside Turkey. It opened in late December 2019 with six restaurants, added room categories and the water park in spring 2020, and was brought to the Russian market by ANEX Tour.

That lineage explains the product. You get the Antalya machine — wristband and buffet and entertainment team and slides and mini-disco — running on Vietnamese produce and Vietnamese staff. The structure travels well. The contents change.

One claim worth checking yourself. At launch the brand promised "seven restaurants, seven bars and round-the-clock bars." Seven restaurants and seven bars are there. Round-the-clock is not: the latest published closing time for any bar is 18:00, after which the evening moves to the S'Arena stage. A six-year-old promise and a current timetable are different documents.

The address is worth correcting too. The official site, Booking and TripAdvisor all still give "Cam Hai Dong, Cam Lam District, Khanh Hoa Province." That unit no longer exists. Vietnam abolished the district tier on 1 July 2025, folded the old Cam Hải Đông commune into an enlarged xã Cam Lâm, and cut the country from 63 provinces to 34. A reverse geocode on the resort's coordinates returns the new form. Eleven kilometres from the plane, halfway along the strip

From the CXR terminal to the Selectum Noa reception is about eleven kilometres along the coastal road, so 15–17 minutes by car. A taxi runs 250,000–350,000 VND ($10–13), operator transfers are usually bundled, and booking direct on the official site for three nights or more comes with a free transfer.

That short hop matters more here than the distance suggests, because of what CXR is. Cam Ranh is the only airport in Vietnam that handles more international passengers than domestic ones — around 70% of its traffic. Terminal 2 opened in 2018 purely for international flights, and it takes direct services from Seoul, Busan, Daegu, Shanghai, Beijing, Guangzhou, Chengdu, Singapore, Bangkok and Kuala Lumpur. You do not route through Hanoi or Ho Chi Minh City.

Listings disagree on the exact figure — Coral says 10 km, Unitours 9.8 km, Trip.com 10.97 km. All three are close enough. The more useful question is where the property sits relative to its neighbours.

Selectum Noa sits in the middle of the strip rather than at either end, and that cuts both ways. Nha Trang is closer than from the southern resorts: 25–26 kilometres and 30–40 minutes, against 45 from Mövenpick. A Grab into town runs 350,000–500,000 VND ($13–19) each way.

The other half is less comfortable. Neighbours are right there — Meliá a kilometre south, Riviera a kilometre north. Bai Dai is divided between properties by frequent fences here, and there is no sense of a private bay.

What is outside the gate, and why it barely matters here

There is somewhere to walk to, which sets this property apart from the southern end of the strip. Map data shows four registered venues within 1.5 kilometres: three inside the resort itself — Noa Pub, Villa Restaurant and an unnamed snack outlet — and one outside, a motorbike repair shop.

Widen the circle to four kilometres and real Vietnamese food appears. The seafood restaurant Nhà Hàng Hải Sản Thủy Triều and the roadside eatery Quán ăn Trúc Đào are both 1.6 kilometres away, a twenty-minute walk along the verge or a five-minute Grab. Another 3.1–3.4 kilometres north, the public stretch of Bai Dai carries a dozen more eateries and a beach bar.

Beyond that: the K Mart supermarket 4.1 kilometres south, the Chợ Cam Đức market 4.9 kilometres away with pharmacies and money changers, and Chợ Cam Hòa at 6.4. What map data shows none of, anywhere on the strip, is an ATM outside a hotel.

Now the paradox. You will probably use none of the above. You arrived on a paid meal plan, food and drink are settled, and the one sensible reason to leave the grounds is to see what things cost outside. Dinner for two at Thuy Trieu runs 200,000–300,000 VND ($8–11), which is less than a single a la carte cover inside.

For contrast: at Mövenpick, five kilometres south, map data finds exactly two addresses outside the resorts within four kilometres, and both are Korean. There "where do we eat" is the first question of the holiday. Here it never comes up — until you read the meal plan.

What the all-inclusive covers, and what it does not

The AI plan at Selectum Noa covers breakfast, lunch, two snacks, dinner and locally produced drinks — but only in two of the seven restaurants. The Italian Mazzini, the Japanese Wasabi and the El' Primo steakhouse are charged separately, and so are imported spirits. There are three plans in total, and the gap between them is wider than the names suggest.

Seven restaurants, three of them at extra cost

Read those two tables together and you get the awkward bit. Mazzini, Wasabi and El' Primo are the three venues that set Selectum Noa apart from its neighbours, and they are the three you pay extra for. On the all-inclusive plan you eat in two buffets.

Neither the official site nor the listings publish a la carte prices, so we are not going to invent any. Ask by email before you pay, along with the question of whether the complimentary dinner applies to your length of stay.

TripAdvisor's own aggregated summary reaches the same conclusion from the other direction: the all-inclusive options are appreciated for their value, but extra charges take the shine off for some guests.

Bars and drinks

Seven bars: Main Lobby Bar (10:00–18:00), Splash Pool Bar (14:00–18:00), Tropic Beach Bar (08:00–18:00), Villa Bar, Villa Pool Bar, Oasis Bar and the S'Arena Bar at the evening stage.

Spirits on the AI plan are local. Imported bottles cost extra, and this is where the Turkish template meets Vietnamese reality: guests who came expecting an Antalya bar list say so directly in reviews. If the bar is the point of the holiday, price the difference before you book. If it is not, water, juice and cocktails run all day and the complaint does not apply to you.

Between meals the kitchen keeps a snack service from 10:00 to 11:00 and afternoon tea from 15:00 to 16:30. With a child in tow that matters more than it sounds: the long gap between breakfast and lunch is covered.

Tower, bungalow or villa — and where the private pool actually is

There are eight categories and none of them is under 40 square metres, a claim the brand makes and the listings back up. Choose by building type rather than floor area, because the three types are three different holidays.

Rooms in the main tower

The main building runs nine floors, with guest rooms from the second up. Premier Deluxe is 46–49 sqm, Prime Seaview 46, Grand Ocean View 48–60. Selectum Family Signature sits apart at 108 sqm with a separate bedroom and living room.

This is the entry point and the sensible choice for a couple: short walk to the main buffet and the pools, sea view from the balcony, no paying for space you will not use.

Noa Garden bungalows, 40–45 sqm

A low-rise line on floors one to three with a private patio onto the garden. Closer to the beach and to the second buffet, and quieter than the tower. The view is the garden, not the sea.

Listings routinely call this line "villas." That is where the confusion starts.

Noa Signature and Noa President villas

The arithmetic on the President is straightforward: four bedrooms sleeping eight against four separate Premier Deluxe rooms. Price the stay per person per night and a large group wins.

Six questions to email before you pay

1. Which building, which floor and which way the room faces. Reviews from December 2025 mention a balcony overlooking an abandoned construction site.
2. Whether your category has a private pool. The word "villa" on a voucher does not guarantee one.
3. Which meal plan your booking carries and which restaurants it excludes.
4. Whether the bathroom combines a tub and a shower. An April 2026 review calls that layout unsafe with small children.
5. The deposit amount at check-in and the form it is taken in.
6. How far the room is from the main buffet and from the water.

Ask in writing. An email thread is the only thing you can point to at the front desk.

Beach, pools and a ten-slide water park

The resort holds a 400-metre stretch of Bai Dai on the beachfront, with loungers, umbrellas and towels included and access from 06:00 to 18:00. Add two large pools — 1,240 sqm and 640 sqm — plus two children's pools. And the water park.

The water park is the physical argument for this property. Six adult slides and four children's slides, free for guests at any meal plan. The named ones are Freefall, Mac Ball and an eighteen-metre spiral tube. Nothing on the Bai Dai strip comes close: Mövenpick runs a children's zone with two slides, and most neighbours have nothing at all.

The beach and the grounds are what guests praise most consistently, and three independent platforms agree: the beach scores 4.9 out of 5 on one, 4.8 on another, with the grounds at 4.9.

Then the honest part. Bai Dai is open ocean, not a sheltered bay. From November to February the northeast monsoon brings wind, swell and occasional rip currents. The worst window is the second half of November, when rain joins the wind. The dry season runs March to October. Keep the density figure in mind too. At 290 square metres of grounds per key against 440 at Mövenpick, there are visibly more people around you in high season. A January review put it plainly: on a busy weekend one restaurant out of five was open and the place felt like a station concourse.

Pure Spa runs around 35 treatment rooms with Vietnamese massage, sauna, steam room and a salon. Treatments are charged on every plan.

Children, entertainment and the language question

This is a family resort by construction rather than by marketing. Selecto Kids club, the S'Arena stage with daily activities and evening shows, a mini-disco, an amphitheatre, two children's pools, the water park and a dedicated children's spread at breakfast.

Listings disagree on the kids' club age range. The official site says 4–12. Russian-language catalogues say "mini club, ages 1–16, 09:00–22:30, mini-disco at 20:00." Most likely these are different programmes inside one service, but confirm by email if you are booking around a specific child.

On the sports side: Park Golf, a tennis court, floodlit mini-golf, volleyball, football, basketball, darts, PlayStation, bike hire and a gym.

And the downside the listings skip. There is almost no adult evening programme.

Guest reports from July 2024 and January 2026 say the same at greater length: no show programme, repeated foam parties, nothing aimed at adults. If you are travelling as a couple, expect quiet evenings surrounded by other people's children.

Rates in autumn 2026 and what the price covers

Entry to the property is $86 a night on the aggregators, with Travelocity showing $96–134 by category and Trip.com quoting an average of $259 across its inventory. Rates checked on 6 September 2026.

That $86 is almost always a room-only or bed-and-breakfast rate. The all-inclusive plan is a separate product and it costs meaningfully more, which is the whole reason the two are worth pricing against each other rather than assuming the plan is a rounding error.

Booking direct is worth a look here. The official site runs a promo code giving 15% off the room rate plus a free airport transfer on stays of three nights or more — and unlike the aggregator rate, it takes any international card.

What the AI rate covers: the beach, loungers and towels, both large pools and the children's pools, the water park, the gym, the entertainment programme and kids' club, Wi-Fi, and the meals and drinks in the plan.

What it does not: transfers outside a package, a la carte dining, imported spirits, spa treatments, excursions and vehicle hire.

Booking it, and what a foreign passport needs

Booking is straightforward with a foreign passport, and that is an advantage here rather than a formality. The property takes international Visa, Mastercard and Amex directly on its own site, and it is listed on Booking.com, Agoda and Trip.com as well. Compare the direct rate with the promo code against the aggregators before you commit.

Visas by passport

Cam Ranh (CXR) is an approved e-visa port of entry, so you can fly straight in rather than clearing immigration in Hanoi or Ho Chi Minh City. Apply on the official portal only — the lookalike sites charge a markup for the same form. The full walkthrough sits in our Vietnam visa guide.

Money, SIM and apps

• Cards. International cards work at the resort and at the airport. Beyond the strip, Vietnam still runs on cash.
• ATMs. There are machines in CXR arrivals, eleven kilometres away, and map data shows none outside the hotels on the strip itself. Withdraw on your way in. Caps sit at 3–5 million VND (~$115–190) per transaction, with a fee near 50,000 VND (~$1.90) on a foreign card.
• Deposit. Expect a card pre-authorisation at check-in. The amount is not published — ask by email and keep the reply.
• eSIM. Buy before departure or in CXR arrivals. Viettel and Vinaphone both cover the whole strip. Options are compared in our connectivity guide.
• Apps. Grab for taxis in both directions, Zalo for messaging local businesses, an offline Vietnamese pack in Google Translate.
• English. Staff English is uneven, a direct complaint in reviews from December 2024 and July 2026. Written requests land better than spoken ones.
• Pets. Not accepted, unlike the Mövenpick along the road.

The honest downsides

Start with the number the listings do not lead with. TripAdvisor gives Selectum Noa 4.0 out of 5 across 1,686 reviews and ranks it #9 of 18 hotels in the area. That is the upper half of the strip, not the top of it.

The spread makes sense once you look at who is scoring. The high Russian-language numbers come from package-tour buyers with a different basis for comparison. TripAdvisor and Trip.com carry a broader international audience measuring this against Phuket, Bali and the Caribbean.

The sub-scores are more interesting than the totals, because they agree. Food is the lowest line on one platform at 4.6 against a beach score of 4.9. On another, service sits at 4.45 and food at 4.47 against a beach at 4.8. On Trip.com, service is 8.7 against cleanliness at 9.1. Three independent platforms put the beach and the grounds at the top and food and service at the bottom. At a resort sold on its meal plan, the meal plan scores worst.

The list:

• A la carte at extra cost. Three restaurants out of seven are outside the standard plan.
• Imported spirits at extra cost, and the local list disappoints guests expecting a Turkish bar.
• The buffet gets repetitive on a week-long stay, per repeated guest reports through 2025 and 2026.
• Almost no adult evening programme — reviews from July 2024 and January 2026.
• Density. 290 sqm of grounds per key, with one restaurant out of five open on a busy weekend.
• Cleanliness complaints. Trip.com reviews from July and August 2026 describe a dirty floor on arrival and murky pool water with debris in it.
• Uneven staff English — reviews from December 2024 and July 2026.
• Combined tub and shower in some rooms, awkward with children (April 2026).
• Construction-site views from part of the inventory (December 2025).
• The entertainment runs in Russian, which is a plus for one audience and a blank for another.
• No pets, unlike some neighbours.
• Wind and swell from November to February on an exposed ocean beach.
• Water park hours are published two different ways, so you do not know before arrival whether it is three hours a day or eight.

None of these ruins a holiday. The first three are structural: they bear directly on what you paid for.

Alternatives worth comparing

Selectum Noa wins one specific brief: you are travelling as a family, you want food settled in one payment, and a large free water park matters. If any of those three is not you, look at the neighbours.

Want space and a shorter transfer? The Duyen Ha Resort review starts a third lower on the same sand, and Meliá Vinpearl Cam Ranh has more ground and more beach for a couple.

If a gated resort is not the holiday you want, the honest answer is Nha Trang rather than Cam Ranh. Cafés start at the door there, and the food scene is real: begin with the Nha Trang guide and where to eat in Nha Trang, then look at Amiana Resort on the headland or the Marriott on Hon Tre island.
